Agricultural Tax Credit Granted to Land Owned by Rep. Brian Mast’s Company
An agricultural tax credit has been awarded to a piece of land owned by a company linked to Florida Representative Brian Mast, sparking questions due to the land’s current status.
The land, a 9.78-acre plot located in St. Lucie County, Florida, is owned by 4M Properties of South Florida LLC—a real estate investment and holding company based in Palm City, FL, which is owned by Mast. The company has held ownership since 2020.
In the previous year, this land received a substantial tax credit amounting to $712,631, which reduced its tax liability by over 98%. This credit is typically reserved for lands utilized “primarily for bona fide agricultural purposes,” with an explicit exclusion for lands used mainly for residential, developmental, or investment activities.
Despite the credit, property records and available photographs suggest that the land remains undeveloped, with no evidence of commercial or residential use. No structures have been recorded on the property since a demolition took place in 2018.
St. Lucie County is responsible for verifying the eligibility of parcels applying for the agricultural credit. As part of this process, landowners are required to submit documentation, including expenses related to feed, seed, fertilizer, and irrigation.
Representative Mast, who was elected to Congress in 2016, is obligated to file annual financial disclosures that outline his assets. However, Mast did not disclose ownership of the St. Lucie County parcel until 2024, nor did he report any income derived from the land.
Currently, Mast is campaigning for a sixth term in office. His opponent from the Democratic Party is James Martin, a Coast Guard Reserve Lieutenant.
Attempts to obtain a response from a spokesperson for Mast’s campaign regarding this issue were unsuccessful.
