U-M Health Unveils $250M Troy Center Plans for 2027 Opening

U-M Health unveils plans for a $250M clinical facility in Troy, enhancing patient access in southeast Michigan.

University of Michigan Health unveiled plans for a new clinical facility in Troy, with the Board of Regents approving the project budget and additional land acquisitions on March 20. The initiative aims to expand specialty clinical services and improve patient access in Oakland County and southeast Michigan. The facility will be sited at the former Kmart headquarters, with a budget capped at $250 million.

The Regents endorsed the schematic design and authorized the process to solicit construction bids. The 224,000-square-foot, four-story building is anticipated to open in spring 2027. It will feature a multi-specialty facility offering diagnostic and therapeutic services, along with a surgery and procedures center.

U-M Health previously acquired a 7.28-acre site at West Big Beaver and Coolidge roads. The Regents sanctioned the purchase of two more adjacent parcels at 3100 W. Big Beaver Road, totaling an additional 4.08 acres for $2.5 million, to enhance patient parking availability.

Marschall S. Runge, CEO of Michigan Medicine, stated, “We are making progress on the Troy Center for Specialty Care, a major addition to our statewide network strategy of bringing our world-class care close to home.”

The facility will encompass an ambulatory surgery center, imaging services including CT, MRI, and mammography, an infusion suite, and a linear accelerator for cancer treatment. Programs to be housed in the new facility include musculoskeletal/sports medicine, reproductive medicine, and cancer care.

David Miller, president of U-M Health, remarked, “This is a great place for U-M Health to expand, in a prominent, easily accessible location in Troy. We are committed to bringing the care you can only find at U-M Health to the neighborhoods of more people all over the state of Michigan.”

This project is part of multiple U-M Health expansions aimed at boosting patient access, including the 12-story D. Dan and Betty Kahn Health Care Pavilion in Ann Arbor and the Ypsilanti Health Center, both set to open in 2025.
